Twice a year, walk through this list. It takes 30 minutes and saves 300 dollars.
- Look at every spring, cable and roller under good light
- Lubricate hinges, rollers, springs with silicone spray
- Tighten every visible bolt on tracks and brackets
- Test balance with the opener disconnected
- Test safety reversal with a 2x4 on the floor
- Check both photo-eye LEDs
- Look at weather seals under the door and along the sides
- Wipe tracks clean with a dry cloth
- Test the battery backup if your opener has one
- Cycle every remote and keypad code once
